Case study #1


Acquisition and portfolio management of (3) multifamily properties 87 units – two in Colorado Springs and one in PHX – for a HNW client.

In Q2 2023, EREA worked with a client to create a strategy around their cash flow goals and then executed on the 3-property purchase including identifying the markets, sifting through 50+ acquisition packages, selecting 3 properties, negotiating with 3 different sellers, running the due diligence, sourcing and coordinating lender DD and closing on 3 separate loans and 3 separate sellers ALL ON SAME DAY! Acting as the owner’s rep, EREA continues to manage the portfolio.

Total purchase $25MM, blended cap rate was 5.45% and financing is 5.65% fixed for 30, IO for 10.

Case study #2

In-House CFO and Capital Advisory

Acquisitions, construction debt and equity raise for a NorCal-based residential developer on two current projects in Walnut Creek totaling 30 lots.

EREA has been engaged to act as an in-house CFO to augment the client’s current financial department to grow their homebuilding business from $50MM to $200MM in the next 3 years. We’ve received debt and equity proposals on two of the current deals with an overall capitalization of just over $30MM.

Multifamily Development

Financial Consulting and Capital advisory for a PNW developer on their 150-unit garden style MF development MF in SoCal.

EREA has been engaged to review the overall financial strategy for an institutional quality developer and develop a strategy that will help them grow and expand their business in the Western US and FL. This project requires approximately $50MM in debt and equity and we’re currently on the street soliciting proposals.

Advising a family that owns a 17k sf property on N Brand in Glendale, CA on how to maximize its development potential while providing them with future cash flow in retirement.

EREA was referred by a financial advisor to engage with their client on a long-time property holding that they wanted to position for future cash flow. We’ve presented the client with scenarios that involved partnering with a developer to develop into a 38-unit MF project or sell and redeploy as a 1031 into stabilized cashflowing properties. The client has since made additional introductions to friends and family opening the door to further business for EREA
